About the build:

• 30 feet x 10.5 and ground to highest point is 13 feet (wide load, road legal, on triple axle wheels and CSA approved solid metal base.
• Closed-cell spray foam insulation on all walls, including floor and roof
• Heated by radiant in-floor heating through out the whole house plus a booster fan. Floors are also easy to maintain vinyl plank.
• Propane combi-boiler (well maintained) does in floor heating as well as on demand hot water. Propane also is used for stove/oven.
• Storage compartment over hitch (non-heated but great for outdoor gear!)
• Metal roof. Cedar and vinyl on outside of house and on bathroom ceiling (smells great!)
• Hand crafted stairs made from reclaimed mountain pine beetle wood
• Comes with Reverse Osmosis water tap and an iron filter (for well water but can be removed if not needed)
• Comes with blinds on most windows, with bedroom ones being black out blinds.
• Hook ups: All you need is a heated water hose (have 100 and 50 foot lines if you need) and heavy gauge regular extension cord (have 100 and 50 foot lines if you need). No RV plug needed.

Other Features:

• Kitchen has (and is included): High end drawer dishwasher, hood vent fan microwave, fridge (with tie downs for transport), and a propane powered oven/3 burner stove.
• Quartz countertops (made the house heavier so would need high tie weight vehicle tow)
• Large drawer for pots/pans and an area with built in 2 compartment recycling.
• Some open shelving with mountain pine beetle wood edging

• 2 Lofts: Master loft has slightly higher head heights so can comfortably sit in bed (even tall people). Has storage area to 1 side and a privacy/blackout curtain. The other loft (accessible by sliding door with ladder) can be used as an office, bedroom, storage…whatever you need! – Stairs up to the bedrooms has TONS OF STORAGE. Drawers of different sizes, 2 closest spaces and room for a small folding table or chairs.
• Living room: Has lots of hooks up TV, pot lights and would love to include the couch (which perfectly fits the space, is clean, has storage and a super easy pull out bed)

What comes included automatically?
Stairs for front door, skirting around house, RO water system, all appliances, custom recycle bin system in kitchen. We can also negotiate in: pathway lighting, couch, sump pump, if keep on land then propane tanks can stay, 100 and 50 foot lines (can be joined for up to 150 feet) of heated water lines with insulation and electrical cords, 3 smaller heat lines (for around taps)

The trailer base is CSA approved so has a VIN and can be registered. Build was made by professional tiny home builders (FRC Tiny Homes) and plumbing and electrical my licensed tradesmen.

Original build cost was $135,000 plus has about $5000 worth of additions, and near new condition with no issues.
